Why invest in
commercial property?

If you haven’t previously considered investing in commercial property, it may seem like a daunting prospect.

However, commercial property presents a unique opportunity for those looking to diversify their portfolio and achieve greater long-term financial returns. Here are some of the key differences and advantages that make commercial property a compelling investment choice.

Commercial property in Canberra

Commercial tenancies offer longer lease terms than residential ones, providing extended security for both landlords and tenants.

While residential agreements are typically 6-12 months in length, commercial agreements are usually a minimum of three years and can be agreed to as long as ten years, ensuring a more stable and predictable occupancy period.

Commercial properties typically offer higher rental returns, often ranging from 5% to 12% annually, compared to 2% to 4% for residential properties.

Additionally, most commercial tenancy agreements include between a 3% to 5% annual review (increase in rent payable on the property).

Owning a commercial property can offer higher value and returns than residential, with stronger appreciation due to demand and prime locations. This is particularly true in the ACT, with significant demand for land parcels.

Tenanted investments of properties on large land parcels present both a significant short and long-term opportunity for owners. Short-term opportunities realised by the revenue generated from the tenancy, and long-term opportunities for the increasing value for the land the asset sits on.

Commercial tenants are typically businesses, which means landlord-tenant relationships are often more professional and business-oriented.

As a result, businesses are typically more inclined to not only maintain the premises, but maintain their brand image and sustain operations.
