Delivering Convenience: Keeping Pace with Modern Parcel Demand

The way residents receive goods has changed dramatically over the past decade, with the rise of online shopping making parcel deliveries a routine part of daily life, particularly in apartment complexes. As parcel volumes continue to grow, our teams are adapting to provide residents with a more convenient and efficient experience.

More Parcels, New Expectations 

Across the communities we manage, we’re seeing a significant increase in parcel deliveries, driven by the continued growth of online shopping since COVID and the growing number of couriers servicing residential buildings.

This shift has created new expectations from residents, who increasingly value convenient, accessible and secure delivery facilities as part of their day-to-day living experience. As a result, parcel management has become an important operational consideration for both committees and Building Managers.

Rethinking Parcel Management 

One trend we are seeing across newer developments is a shift towards parcel lockers, with large dedicated mailrooms becoming less common. While these solutions help accommodate modern delivery habits, they don’t eliminate the need for active management. 

Our Building Managers and Concierge teams continue to play an important role in helping communities manage increasing parcel volumes and maintain a positive resident experience. 

How We Are Responding 

While newer buildings have the advantage of incorporating these facilities during construction, existing buildings are often forced to find creative ways to accommodate growing delivery volumes. Our teams are working closely with committees to identify practical solutions that improve convenience for residents without requiring major capital works. 

A great example came from one of our 300+ lot buildings in Canberra, where the Civium Building Manager identified an underutilised storeroom and repurposed it into a designated parcel collection area. 

The response from residents was overwhelmingly positive. Deliveries became easier to manage, common areas were less congested and residents appreciated having a secure, dedicated location to collect their parcels. It’s a great example of how proactive building management and creative thinking can help communities adapt to changing resident needs without requiring major building upgrades.

 

As delivery habits continue to evolve, so too must the buildings we live in. Sometimes the most effective improvements come not from building something new, but from finding new ways to make existing spaces work harder for the community.
