Today’s strata management landscape is becoming increasingly office-based but with buildings becoming more complex, there is still need for people on the ground. At CFM, our 5 service offerings are designed to step in at the right time, and at the right scale.
Building Management
Traditional on-site building management is most commonly found in larger, newer buildings with higher levels of amenity and more complex systems requiring on-site expertise.
Consider this service if you building has:
- Complex systems and shared facilities
- Constant and time sensitive maintenance
- Scale or density making remote management impractical
Building Managers often sit across both operational and facilities style responsibilities, providing a broad and practical level of support on the ground.
Facilities Management
Facilities management is typically engaged at specific points in time and becomes particularly valuable when a building is dealing with large scale projects.
These projects include:
- Large sinking fund works such (e.g. major repainting)
- Significant insurance claims (e.g. roof repairs after hail damage)
- Sustainability initiatives (e.g. green upgrades or solar projects)
In these instances, Executive Committees, Strata Managers and Building Managers all benefit from additional expertise focused on delivery, risk management and coordination.
Precinct Management
Our new precinct management model is purpose built for large scale, mixed-use communities where residential, commercial and public spaces collide.
While some duties are similar to a Building Manager, this service goes the extra mile by:
- Providing a main point of contact for all stakeholders
- Leading social events and precinct initiatives
- Strengthening community engagement
Under this model, the Precinct Manager brings a fundamental level of strata management expertise that traditional Building Managers lack, creating a clear middle point between owners and the Strata Manager.
Concierge
Concierge services enhance daily building operations and resident experience. This offering is well suited to high density buildings with regular activity.
Our concierge experts oversee:
- Resident assistance and enquiries
- Parcel and delivery management
- Contractor sign-in and visitor flow
- Short stay accommodation support (e.g. Airbnb)
Roving Building Management
Most smaller schemes aren’t complex enough to require on-site management year-round. This is where the Roving Building Manager comes in.
The Roving Building Manager conducts 2 routine inspections per year, delivering a detail report to the Strata Manager prior to the Annual General Meeting.
During these inspections, they will:
- Assess building appearance and condition
- Identify compliance issues and safety risks
- Test electrical and fire safety equipment
- Ensure building is secure and locks are functional
- Verify contractor services and invoices
