As buildings age and compliance obligations increase, the gap between what smaller schemes need and what they can afford has become more apparent. We identified this gap in the market and introduced the Roving Building Manager role to bridge it.
What is a Roving Building Manager?
Roving Building Management is a practical solution designed to bring professional onsite oversight to smaller strata schemes without the cost of a full-time Building Manager.
Unlike a traditional Building Manager who is permanently based at a single property, a Roving Building Manager supports multiple buildings on a structured schedule. This allows smaller schemes to benefit from regular inspections, reporting and contractor oversight in a cost effective and scalable way.
The Roving Building Manager conducts 2 routine inspections per year, delivering a detail report to the Strata Manager prior to the Annual General Meeting. This report gives the Strata Manager a strong reference point and helps drive meaningful progress on maintenance and capital planning.
4 Pillar Approach
Each inspection is guided by 4 focus areas that ensure a consistent and practical outcome:
- Presentation: Overall cosmetic and visual condition of the building.
- Compliance: Fire equipment, emergency lighting and security systems are checked and functioning.
- Risk and Opportunity: Identification of hazards such as slips, trips and general improvement opportunities.
- Contractor Verification: Confirmation that works invoiced are completed, from routine services to upgrades.
Eyes and Ears On-Site
For schemes with limited owner-occupier presence, a Roving Building Manager provides trusted, on-site visibility and reassurance that the property is being properly maintained. This consistent oversight strengthens accountability, ensuring contractors deliver agreed works and standards are upheld, which is particularly valuable for investors and owners who are not regularly on-site.
By combining timely reporting, structured inspections and on the ground verification, our Roving Building Management model supports stronger asset performance and community assurance.
This model has already proven highly successful in the ACT and will soon be implemented across our NSW portfolio.
